Preference for 2% or more population growth areas.
Acquisition Characteristics:
1) Light value add with 10-30% vacancy.
2) Signalized intersection.
3) Targeting core inline and infill retail shopping centers
4) Combined traffic counts of at least 25,000 cars daily.
5) High density areas with a minimum of 20k people within a 1-mile radius and a minimum of 70k within a 3 mile radius.
6) Minimum of $45,000 average household income.
7) Preference for properties priced below replacement cost.
8) Long term hold period.
